Pipeline Road at Templeton Avenue
Potential Development

Landmark Planning & Design is working with Whiteland Developers to explore a potential multi-family and mixed-use development on a 5.4 acre site located at the southeast corner of Pipeline Road and Templeton Avenue. An amendment to the Court Avenue (Precinct E) Secondary Plan was approved in May 2022 to accommodate a mix of uses on the site.

Updated Design Concept

Below is an up-to-date design concept for the the potential mixed-use development.
The proposal will feature the following:

  • Ground-floor commercial units with residential units above (2 of the 3 buildings)

  • Two proposed accesses including a Right-In/Right Out from Pipeline Road

  • Underground and surface parking stalls – No Parking Variances will be required

  • Pedestrian sidewalks throughout the site and connecting to public sidewalks

  • An outdoor amenity space

  • Landscaping to the edge and within the interior parking areas

  • The parking ramp for Building A has been relocated away from the public streets to the east side and behind the proposed building for improved traffic and pedestrian flow
